The brief

Property developer Claude Partridge owned County House, a tenanted block of flats on Brixton Road, SW9, and wanted to raise the roof to add new rooftop apartments, his first off-site modular project in 30 years of property development, chosen specifically to minimise disruption to his existing tenants.

What we did

We removed the existing roof and chimney down to third-floor level, then built a complete new structure delivering 6 new rooms and 2 bathrooms across 127 sqm, giving Claude the chance to visit our factory and see the build at key stages before delivery. The front roof was finished in natural slate, with GRP fibreglass to the main roof and dormers, and anthracite grey standing-seam mansards to the rear. Eight dormer windows were fitted with lead cheeks, and every existing flat in the building also received refreshed windows as part of the project. Each new flat was completed with its own fitted kitchen, bathroom, and Worcester Bosch combi boiler, and every internal door met FD30 fire standards, with 1-hour fire-resistant entrance doors throughout. The new staircase was built to a single kite winder design in our own workshop.

The modules were craned into place over two days, with our team on site for two weeks to complete the install, work that continued safely through the early stages of the Covid-19 pandemic.

The result

Two new modern apartments with genuine city-skyline views, with minimal disruption to the building’s existing tenants, a real demonstration of how off-site building suits large, occupied buildings just as well as individual family homes.
