Already have planning?

Send us your plans. We will do the reading.

If you have drawings, a planning approval, or anything a builder would want to see, send it here. We look through everything before we call you, so you never have to explain your scheme from scratch.

Most Moduloft homes land between £155,000 and £265,000 including VAT. The fair comparison is not other loft conversions - a whole new floor is closer to moving, without the stamp duty, the agents and the removal van. If you are after a smaller conversion of the loft you already have, we are probably not the right fit, and we would rather say so now.

  • A link to your application on the council website - the quickest of the lot, we pull the drawings ourselves
  • Your planning reference - just as good, we can find it from that
  • The files themselves - up to ten of them. PDFs, photographs, scans, whatever you have

Not got any of it yet? Send your postcode and we will still help. Sending your plans does not commit you to anything.

What you get back: a more accurate guide price range for your build, worked out from your actual drawings by the people who would build it. Your exact price is only fixed once we have carried out a site survey - that is what makes it dependable. One of the team will call you to talk the range through and answer your questions.

Takes about a minute. Nothing is booked and nothing is committed.

What kind of home is it?
We take the whole roof off and crane a new floor on, so this tells us straight away whether we are the right people for your home.
Your name
If your application is on the council website, a link is perfect - we can pull the approved drawings ourselves. The reference on its own is just as good. Leave it blank if you do not have one.
Drag & Drop Files, Choose Files to Upload You can upload up to 10 files.
Up to 10 files. PDFs, photographs, scans - whatever you have. Elevations, floor plans and the decision notice are the most useful, but send what you have got and we will work with it.

Detached houses and bungalows are the most straightforward, and they are what we build most. We build on semi-detached homes too, and have done neighbouring pairs together. Mid-terraces usually are not suited, unless yours has a parapet wall and sits at a different height to next door - if that sounds like your house, send it anyway and we will take a look.

Trading up for the same extra space means stamp duty, agents, legal fees and a removal van, which on most homes runs into tens of thousands before you have paid a penny more for the house itself. A Moduloft puts that money into the home you already have, in the street you already chose.

What moves the number is how much floor you are adding, how many rooms and bathrooms go into it, and how awkward the site is to work on. Your drawings answer most of that, which is why the range we send back is a good deal tighter than the one above.
