The brief
A period property in West Kensington needed a full new floor, adding genuine living space without the months of scaffolding a traditional loft conversion would mean on one of the area’s tightest residential streets.
What we did
We built a complete new floor delivering 45 sqm of finished space, two new rooms and a bathroom, in our North Yorkshire factory. The roof was finished in Forticrete Gemini tiles, with eight new roof windows fitted, four larger MK08 units and four smaller CK04 units, bringing natural light throughout. A straight flight staircase, complete with handrail, balustrade, and newel posts, connects the new floor, opening onto a landing at the top. We rebuilt the existing first-floor bedroom over the garage to accommodate the new stair, and boarded out additional loft space for storage, accessed through the new floor via cupboard doors, with five eaves storage doors fitted throughout.
The result
The mansard’s steep profile was matched precisely to the proportions of the existing terrace, adding genuine full-height living space rather than the cramped headroom a boxed-in loft conversion often delivers. This project was completed in 2018, and remains one of our clearest examples of a mansard done properly in a dense London street. As its a very private client we cant share any images of the inside of the new loft.
