The brief
This loft conversion in Sale gave a family a large, characterful top floor to their detached home – three rooms, two bathrooms and a standout outdoor space they could actually step out onto and enjoy the view.
What we did
We took the existing roof off and replaced it with a substantial new floor, built to full specification in our North Yorkshire factory and craned into position in a day. The headline feature is an inset side balcony – a GRP non-slip deck with a frameless glass balustrade and aluminium doors – set neatly into the massing so it feels designed-in, not tacked on. The new storey’s gable ends were finished in horizontal timber cladding for a warm, natural look, with VELUX rooflights bringing plenty of daylight through the whole floor. Three rooms and two bathrooms were laid out and first-fixed ready for finishing. A balcony like this is exactly the kind of thing a new-floor build lets you do properly, and it’s part of the honest picture on why a Moduloft costs more than a traditional conversion: more floor, more head height, more genuinely usable home. The construction itself is entirely conventional, just assembled indoors.
The result
The family gained a generous new floor with full ceiling heights, three rooms, two bathrooms and a proper side balcony to step out onto – space and outlook a converted attic could never give. Built off-site while the household lived normally, the on-site phase was weeks, not months of disruption. It’s fully mortgageable and signed off by Building Control, inspected during the factory build, and it sits among 355+ Moduloft conversions completed since 2016 – every one finished.
