Moduloft® is the residential brand of ModuGroup - precision-engineered, factory-built loft conversions and vertical extensions for homeowners across the UK. 310+ lofts delivered across 77 UK postcode areas, each one craftsman-built indoors, weather-independent, and craned on in a day - on a fixed-price contract, on time and on budget. Delivering off-site since 2015.
ModuLiving
ModuLiving is a core ModuGroup brand and a category-defining airspace developer - building new residential floors off-site at our North Yorkshire factory and craning them above existing buildings in days. We partner with freeholders, housing associations, institutional landlords and capital partners across the UK.
ModuLodge
Premium lodge accommodation, built in situ inside our weather-independent North Yorkshire factory by master tradespeople. From your approved designs, our proven range, or a fully bespoke programme - delivered on a fixed-price contract, on time and on budget, concept to completion.
ModuHome
Bungalows, two-storey houses and bespoke family homes - manufactured in our Yorkshire factory and craned in. Ideal for tight urban plots, rural sites and southern schemes where local labour rates are eroding your appraisal.
ModuSchool
ModuSchool is the off-site delivery model behind five UK school projects to date - SEN blocks, teaching blocks and classroom expansions - manufactured at our North Yorkshire factory and craned in during the holidays so pupils return to a finished building, not a building site.
ModuSpa
The ModuSpa Sauna combines architectural design with true sauna performance - delivered complete, installed in a single operation, ready to use in a fraction of the time.
