Our Factory: Where Your Loft Conversion Is Built
Most loft conversions are built on your roof, in the open, over weeks or months, at the mercy of the weather and whoever turns up on the day. A Moduloft is different. Your new floor is designed, hand-built and quality-checked indoors, in our own 60,000 sq ft workshop in North Yorkshire, long before it ever arrives at your home. Then it’s craned into place and made watertight in a day or two, with the finishing done in the weeks after.
That one difference, building off-site instead of on your roof, is why a Moduloft is calmer, more predictable, and better made.
The Factory Process
Below are a series of images showing the various stages your Loft Conversion goes through within the factory. To clarify this is not a production line but a highly skilled process static process, much like it would be done on site.
A workshop, not a building site
Since 2015 we’ve built every Moduloft under one roof: a 60,000 sq ft factory in Brompton on Swale, North Yorkshire. Because the work happens indoors, the weather can’t stop it, delay it, or damage it. The same skilled team builds every project, to the same standard, in controlled conditions, with ISO 9001 quality management underpinning it. It’s the difference between a product built in a workshop and one improvised on scaffolding in the rain.
Hand-built by people, not a production line
A Moduloft isn’t stamped out by machines. It’s hand-built by our own named tradespeople, the same joiners, roofers and fitters, project after project. By the time your new floor leaves the factory, it’s been built and checked as a complete, weathertight, serviced structure. Nothing is left to chance on site because the hard part is already done, properly, indoors.
How it works, start to finish
Everything sits under one roof, so there’s one team accountable from first drawing to finished room:
| Design | your drawings and planning application, prepared in-house |
| Build | your new floor and roof, hand-built off-site while you carry on living normally at home |
| Crane install | the modules lifted into place and made watertight in a day or two |
| Finishing | the interior completed over the following weeks |
| Handover | a near-complete, plastered, serviced new floor, backed by our 10-year Moduloft guarantee |
Proof you can stand under
We’ve delivered 355+ lofts and rooftop extensions across 77 UK postcode areas since 2015. Our approach has drawn attention well beyond our customers – the workshop has even a former Prime Minister, who came to see British off-site construction first-hand. But the proof that matters most is the one you can arrange yourself.
Come and see for yourself
We’d genuinely rather show you than tell you. You’re welcome to visit the factory, meet the team, and see a Moduloft being built before you commit to anything – it’s the best way to understand exactly what you’re buying and why it’s different. If you can’t get to North Yorkshire, we’ll happily walk you round on a video call instead. Either way, the invitation is real and there’s no obligation.

What’s Included in Your Moduloft
We believe in no surprises. Before you commit, you’ll know exactly what we deliver and what you finish yourself – all agreed to a fixed price up front. Here’s precisely what a standard Moduloft includes.
Your Moduloft arrives as a near-complete, weathertight, plastered and serviced new floor — far more than a bare shell. As standard, that includes:

“They were really great to work with from design through to completion.”
We had an excellent experience with Moduloft. They were really great to work with from design through to completion. There are many advantages using their services. First and foremost is the speed. Without dependency on the weather means there are few interruptions to your build, which in Scotland is a massive bonus. Second is the ability to stay at your house for the duration of the build meaning you save on rental costs, and you don’t have to move out and back in, which could otherwise be a painful experience with children in tow. Another major benefit of that you are largely working with one single contractor with Moduloft. They provide all the services under one roof, and so can schedule all of the activities to occur in quick succession. All in all I can’t recommend the company enough. We are delighted with the quality of the worksmanship and our building inspector even remarked on the speed and quality.

“Loft conversion completed with only 2-3 weeks of disruption – ModuLoft make miracles happen.”
ModuLoft provided a smooth and professional service from start to finish. Andrew’s design met the brief and the installation team were efficient, effective and on schedule. Tim the MD was communicative throughout and any small issues were dealt with a no-quibble attitude. I cannot recommend this company enough.

“Hard to tell from the ground floor that work was being carried out upstairs.”
ModuLoft have done an amazing job with our loft conversion. We now have a master bedroom and en-suite with a balcony view from a Velux MK19. Jim & Charlie were superb – we can’t praise them enough for all their hard work. They even hoovered up at the end of each day.
Steven Payne · Google – 2016
“Expectations were smashed – install teams have to be seen to be believed.”
Team would be on site at 8AM Monday morning, having driven 5 hours from North Yorkshire to us, and worked through to 8-9 at night. Professional and flexible throughout – last minute changes accommodated. After-sales and snagging support was exemplary. Great to see a British company really excelling at what they do.
