Reading Loft Conversion

The brief
A home in Reading needed a genuine new floor, a master bedroom with en-suite and dressing area, three further double bedrooms, and additional bathrooms, converting unused roof space into a real four-bedroom upper storey.
What we did
We stripped out the existing roof space entirely and built a complete new modular first floor, 92 sqm, in our North Yorkshire factory. The new floor was finished in clay plain roof tiles, with dormers formed over ten of the first-floor windows to maximise headroom and light. Twelve new upvc, triple-glazed windows in brown were fitted throughout, alongside two Velux MK08 roof windows serving the boarded-out storage space above, accessed via a large timber loft ladder. A standard staircase with handrail and balustrade connects the new floor. Three bathrooms were fitted with first-fix pipework, and the electrics included 22 double sockets, 36 downlights, and extractor fans vented directly through the roof tiles.
The result
A genuine new floor delivering a master bedroom with en-suite and dressing area, three further double bedrooms, and three bathrooms, all with full Building Regulations and structural engineering approval included.
