What does a Moduloft cost in Oxfordshire?
Our completed projects across Oxfordshire and the Cotswolds have ranged from £91,910 to £215,886.
Across the country, prices start from £95,000 + VAT. Most homes land between £129,000 and £219,000 + VAT, with a typical project around £156,000 + VAT – a complete new floor, fixed before we start.
What changes the price
Four things move the number, and none of them is a surprise once we’ve been to see you.
Size. How much new floor you’re adding. A two-bedroom addition sits at one end, a whole new storey on a bungalow at the other.
How many bathrooms. Every additional wet area adds plumbing, waterproofing and time.
Specification. Concrete interlocking tiles or natural slate. Standard timber staircase or hardwood oak. Extra dormers are around £5,000 each.
Access. The floor arrives on a lorry and goes on with a crane, so we need to get both to your house. In Cotswold villages with narrow lanes this matters more than it does elsewhere, and it’s the first thing we check.
What doesn’t move is the price itself, once agreed. We confirm a fixed figure after the survey and it holds. There’s a ten-year guarantee behind it, and we’ve completed over 355 homes since 2015.

Frequently asked, in Oxfordshire
Will I get planning permission in a conservation area or the Cotswolds National Landscape?
Often, yes – but it needs doing properly. Much of west Oxfordshire and the Cotswolds sits inside the Cotswolds National Landscape, and towns like Burford, Woodstock, Chipping Campden and Stow-on-the-Wold have conservation areas where permitted development rights are restricted. We prepare and submit the drawings ourselves and we’ve been through this process repeatedly. Where local stone or specific roof materials are required, we build to match.
Is my house suitable?
If you’re detached or a bungalow, almost certainly. The new floor is craned on in one piece, so there’s nothing in the way.
If you’re semi-detached or terraced, we need a parapet wall – the boundary wall between you and next door carrying on up above the roofline – for the new floor to land against. If your roof runs straight into your neighbour’s with nothing dividing it, this isn’t a build we can do, and we’d rather tell you now.

How long does it take, and how disruptive is it?
Your floor is built in our factory over about six weeks while you carry on living normally. Then scaffolding goes up, the crane comes for one day, and your house is weathertight that evening with a whole new storey on it. Internal fit-out follows. There’s no twelve-to-sixteen weeks of skips, scaffolding and trades coming and going.
Do I need an architect first?
No. We produce the planning drawings on most of our projects, which takes a step and several thousand pounds out of the front of the job. If you already have drawings or planning permission, even better – send them over and we’ll price from them.
Can you get a crane into a Cotswold village?
Usually, yes – and it’s the first thing we check. We assess transport and crane access as part of the site survey, before anything is agreed. We’ve delivered into Shipton Oliffe, Wallingford and Abingdon, and onto narrow lanes elsewhere in the country.
What about VAT?
Prices are quoted plus VAT. On a loft conversion to your own home that’s the standard rate, shown separately so there are no surprises. Some projects creating a self-contained home can qualify for a reduced rate – we’ll tell you if yours might.
