Factory‑Built Loft Extension for a Detached Isle of Wight Property

Set on the Isle of Wight with uninterrupted coastal light and views, this detached family home had clear potential – but the owners needed more space without turning everyday life into a building site. Traditional routes offered long programmes, weather risk and months of disruption. Instead, they chose Moduloft’s off‑site construction approach: a precision‑engineered new roof level built in our North Yorkshire facility and installed on site in weeks, not seasons.

The Brief: A New Storey, Delivered with Minimal Disruption

The clients required a 46m² roof-space extension that would feel completely native to the home. The design created an entirely new floor comprising three bedrooms: a generous principal bedroom with en‑suite shower room, a single bedroom and a bunk room, served by a shared family bathroom. Working from the approved architectural drawings, our technical team translated the loft conversion plans into a fully coordinated, factory-buildable design – ensuring every junction, opening and finish aligned with the existing structure.

The Build: Crafted Off‑Site in North Yorkshire

In our North Yorkshire factory, specialist teams manufactured the new roof level in controlled conditions for consistent tolerances, cleaner workmanship and fewer surprises on site. We produced new timber windows to match the existing frames for a seamless elevation, and specified Argentinian Riverstone phyllite slate to complement the coastal setting while giving the roofscape a refined, high‑end finish.

To preserve the character of the home, the roof was completed with curved‑top dormers and traditional mop‑rolled lead hips, with new timber fascia and soffit boards to sharpen the final silhouette. The result is a roof extension that reads as original architecture – not an afterthought.

Inside, access is via a bespoke double‑turn staircase, built in our workshop and finished with an oak handrail and balustrade. The staircase is more than a connection between floors; it’s a design feature that brings continuity and calm to the home’s new layout. From the top landing, every room benefits from panoramic views across the Solent.

The Outcome: Three Beautiful Bedrooms – and a Home That Feels Unchanged Outside

A key advantage of factory-built, off-site construction is client control. During production, the owners visited our workshop to walk through their new space before delivery. They refined the internal layout and confirmed positions for sockets, switches and lighting – finalising the details that make the finished rooms feel effortless and bespoke.

This was Moduloft’s first installation on the Isle of Wight, bringing unique logistics: narrow lanes, scheduled road closures and ferry crossings. With detailed planning – and experience delivering across the Channel Islands – transport, lifting and installation ran smoothly.

Today, the property has the additional space the family needed, delivered with dramatically less disruption than a traditional build. Externally, the roof extension blends so naturally that it appears as though it has always been part of the house – while internally, it provides three calm, light-filled bedrooms designed for modern family living.

Project Timeline (July 2024 – January 2025)

Although the overall project ran for around six months (alongside other traditional works), the Moduloft element required only around one month on site. A comparable roof-lift or loft extension would typically mean 8–12 months of on‑site activity. By completing most of the build off-site, the family experienced less noise, fewer deliveries and a much faster route back to normal.

  • July 2024 – Factory production commenced.
  • Mid October 2024 – Factory build completed.
  • Late October 2024 – Delivery, crane lift and installation commenced.
  • Late Oct–Nov 2024 – 3–4 weeks on site: remove existing roof, install steel grillage and modules, make the property fully watertight.
  • Early November 2024 – Main structure and interiors completed.
  • January 2025 – Final completion recorded.
